Since HUD created the officer, teacher and firefighter/emt programs in 1997, 2000 and 2005, respectively, approximately 6,000 police officers and teachers in 41 states and the District of Columbia have purchased the homes.
To be eligible, law enforcement officers, teachers and firefighters/emts must be employed full-time and agree to make the homes their sole residence for three years following the purchase. In addition, teachers must work in the areas in which the homes are located.
Officer, Teacher and Firefighter/EMt Next Door and Non Profit offerings are made available per HUD guidelines. In an effort to ensure that home ownership opportunities are made to law enforcement officers, teachers firefighters/emts and registered non profits, properties are being made available at a significant discount (up to 50%) for those who plan to occupy the home as primary residence for at least 3 years. Only a $100 down payment is necessary if FHA financing is used. Officers, teachers and firefighters/emts may only purchase 1 family dwellings, no multifamily houses.

Properties are listed each Wednesday.
The properties will stay listed for full five calendar days. This is your opportunity to perform due diligence. The deadline to submit your "Intent to purchase" / bid is 11:59 p.m. Sunday evening. After you have completed due diligence, you can contact us by Sunday 4pm so that we can place your bid. We will submit this electronically for you and immediately the system will assign a random lottery number and a confirmation number of your transmission. The lottery numbers will be used to select the winner.
The list of winners will be posted on Monday, one day after the deadline and we will contact ALL winners.
The winners will have until 5:00 p.m. on Monday, after the results posting, to deliver a complete sales package to National Home Mangement Solutions Office who is managing the properties for HUD regionally. We we help you with complete and send this package to NHMSI. This package must have all proper documentation, we will make sure that it is complete.
Law Enforcement Officers, Teachers and Firefighters/EMTs can obtain a set of keys to access ALL Next Door Properties at REONY.com at 10703 Rockaway Blvd Ozone Park, NY with proper identification. There is a $1.00 duplication charge for the key(s).
Officers, teachers and firefighters/emts may only purchase 1 family dwellings, no multifamily houses. Officers, Teachers and Firefighters/EMTs may NOT bid in excess of the list price on general public properties and receive their discount.
